Commercial buildings we keep draining

Commercial gutter cleaning is the scheduled removal of leaves, needles, moss and roof grit from a building’s gutters, outlets and downspouts, with each downspout flushed and checked so roof water leaves the building before it reaches tenants, customers or the foundation.

  • Retail & strip centers

Long eaves over storefronts and walkways, where an overflow becomes a slip hazard and a stained façade.

  • Apartments, condos & HOAs

Dozens of downspouts per building and residents underneath, so visits are planned around notice and access.

  • Offices & medical

Entrances, canopies and parking that need to stay dry and open during business hours.

  • Churches & schools

Tall rooflines, mature trees and buildings that are busiest exactly when it rains.

  • Warehouses & light industrial

Long gutter runs, box gutters and roof edges that collect a season of debris in one corner.

How often should commercial gutters be cleaned in Portland?

Twice a year for open sites: once after the leaves are down in late October or November, and once in spring. Three or four visits for buildings under firs, maples or oaks, adding a January check after the first winter storms.

The timing follows the water. October through January brings about 19.7 of Portland’s 36.9 inches of yearly rain at the airport, right when trees drop the most debris.

What every commercial visit covers

How our gutter cleaning works
How a low-slope commercial roof drains Cross-section of a flat commercial roof with a parapet. Water flows to a roof drain with a dome strainer and to a scupper through the parapet into a conductor head and downspout. A higher overflow scupper carries water if the primary drains block. Roof drain + dome strainer Scupper → conductor head downspout Overflow scupper (secondary) Low‑slope roof debris collects at the drains Not to scale · drainage parts named in the 2023 Oregon Plumbing Specialty Code

Flat roofs drain through scuppers and strainers.

Many commercial buildings don’t have a gutter along every edge. Water runs across a low‑slope roof to a drain with a dome strainer, or through a scupper in the parapet into a conductor head and downspout. A higher overflow scupper is there in case the primary drains block.

When needles and grit cover a strainer or choke a scupper, water ponds on the roof instead of leaving it. We clear what drains into gutters and downspouts and flag blocked scuppers and roof drains for the owner. Repairs to internal roof drains belong with a roofer or plumber.

Safety and licensing, spelled out.

A fall from your roof is your problem as well as the contractor’s. Our crew works to federal OSHA and Oregon OSHA fall‑protection rules, and we hand you the paperwork your insurer or management company asks for.

Gutters are part of your stormwater system

In Portland, the owner of a property maintains its stormwater facilities, and Environmental Services inspects commercial sites against their operations and maintenance plans. The City’s maintenance guidance flags inlets and overflows more than 50% blocked, sediment deeper than 4 inches, and cleanouts that don’t drain within 48 hours. Clean gutters and downspouts keep roof debris out of those facilities in the first place.

Commercial properties can also earn a stormwater‑fee discount through Clean River Rewards by managing roof water on site.

Ask us a question

How often should commercial gutters be cleaned in Portland?

Twice a year for open sites, after the leaves fall in late October or November and again in spring. Buildings under firs, maples or oaks usually need three or four visits, including a January check after the first winter storms.

What does commercial gutter cleaning cost?

Commercial work is priced after a walkthrough because footage, height, roof type and access vary so much. Small buildings can get a range from the free virtual estimate tool, and our residential cleaning starts at $295 per visit.

Do you set up recurring cleaning schedules?

Yes. We can schedule seasonal visits around Portland’s leaf drop and rain so gutters are clear before the wettest months arrive.

Can you provide a certificate of insurance?

Yes. We are licensed, bonded and insured in Oregon under CCB #233705, and we provide a certificate of insurance and W‑9 on request.

What fall‑protection rules apply to gutter work?

Federal OSHA requires fall protection 4 feet above a lower level in general industry, and Oregon OSHA’s construction trigger is 6 feet. Our crew works to both and uses proper ladder setup and fall protection.

Do you clean flat roofs, scuppers and roof drains?

We clear gutters, outlets and downspouts and check the scuppers and roof drains that feed them, flagging anything blocked. Repairs to internal roof drain piping belong with a roofer or plumber.

Who is responsible for stormwater maintenance on a commercial property?

The property owner. Portland’s Environmental Services inspects commercial stormwater facilities against their maintenance plans, and clean gutters keep roof debris out of those facilities.

Can commercial properties get a stormwater fee discount?

Yes. Portland’s Clean River Rewards program is open to commercial properties that manage roof or paved‑area runoff on site.

Do you work on apartments and HOA communities?

Yes. Multifamily buildings and HOA communities are a large part of commercial gutter work, and visits are planned around resident notice and access.
